The Thrive Exchange Development
Located at the intersection of 79th Street and Exchange Avenue, Thrive Exchange is the first phase of a more than $100 million master plan that is transforming a key gateway into South Chicago. Supported through the City of Chicago's Invest South/West initiative and a layered public-private financing structure, the development delivers high-quality affordable housing while creating new opportunities for neighborhood investment and economic growth.

Development:Â Six-story, 55,000 sf mixed-use building
Housing:Â 43 affordable apartments serving households earning up to 60% of Area Median Income
Commercial Space:Â Approximately 2,760 sf of retail space and Neighborhood Housing Services office suite
Resident Amenities:Â Fitness center, resident lounge, bicycle storage, and gathering space
Sustainability:Â On track to achieve Enterprise Green Communities certification
Funding:Â Supported through City of Chicago Department of Housing investment, Low-Income Housing Tax Credits (LIHTC), Tax Increment Financing (TIF), ComEd tax credits, and additional public-private funding sources
Project Partners:Â DL3 Realty, W.E. O'Neil Construction, GMA Construction, KOO Architecture, dbHMS, and Site Design Group

Milestones and Recognition
From development announcement in November 2021, when DL3 Realty was selected as a winning development team for the city's INVEST South/West initiative, through Plan Commission approval in 2023, construction start in 2024, topping out in 2025, to and completion in 2026, it has already earned numerour recognitions. Thrive Exchange is a Pritzker Traubert Foundation Chicago Prize Finalist (2022), REjournals Illinois Real Estate Affordable Housing Project of the Year Finalist (2026), and is on track to earn Enterprise Green Communities certification.
